03 — Our process
Six stages, each with a defined handover. Nothing advances until the previous stage is genuinely closed — and each one leaves you documents, not assurances.
Budget validation, constructability review and delivery-method strategy. We establish what the project realistically costs and how long it genuinely takes before commitments are made.
Architectural, structural and MEPF drawings reconciled against one another. Conflicts get resolved on paper, where a fix costs a revision instead of a change order.
Trade buyout and long-lead ordering driven off the schedule, so switchgear, rooftop units and specialty equipment land on site when the sequence needs them.
Daily supervision, subcontractor integration, phased traffic control and utility coordination, with weekly owner-architect-contractor reporting against the critical path.
Third-party inspections, compaction and concrete testing, daily job hazard analyses, environmental controls and code compliance documented as the work proceeds.
Systems commissioned, punchlist driven to zero, warranties and as-builts handed over — plus soft-opening support where the building has to open for business immediately.
